Terms of service
These are the terms we work under. They are here so both sides know where they stand, not to catch you out.

1. Who these terms are between
These terms apply between you (the customer) and Sharp Finish Cleaning, a sole trader business owned by Marjorie Pabi Sedico, ABN 40 133 952 318. Booking a clean with us means you accept these terms.
2. Quotes and scope
Every quote we give is for a specific scope of work — a written list of what is included. The price applies to that scope at the property as it was described to us.
- Quotes are free and there is no obligation to accept one.
- A quote is based on the information you give us: property size, condition, access, and the services you have asked for. If that information turns out to be materially different, the quote may change.
- Anything not listed in the quote is not included.
- Quotes are valid for 30 days unless we say otherwise.
3. If the condition is different on the day
Occasionally a property is in a considerably worse state than we were told, or there is more work than was described — heavy build-up, rubbish left behind, extra rooms, or areas we were not told about.
If that happens, we stop and talk to you before doing the extra work. You can approve the revised price, reduce the scope to fit the original price, or cancel. We will not quietly do extra work and add it to your invoice.
4. Access, power and water
- You need to arrange safe and lawful access to the property at the agreed time — keys, a lockbox code, a gate code, or someone to let us in.
- For vacated properties, power and water need to be connected where the work requires them. Without power or water we usually cannot complete the job.
- If we cannot get in, or the property is not ready, we may need to reschedule and a call-out fee may apply.
- The property must be safe to work in. We will not work in a property where there is a genuine health or safety risk to us.
5. What we do not do
We are a residential cleaning business. The following are outside our scope and we do not take them on:
- Carpet steam cleaning or extraction
- Pest control
- Roof cleaning, gutter cleaning and pressure washing
- High or external window cleaning requiring ladders or height equipment
- Significant mould remediation
- Flood, sewage, biohazard or sharps clean-up
- Any work that disturbs asbestos
- Electrical, plumbing, gas or licensed building work
- Major repairs, rubbish removal or furniture moving beyond light, safe adjustment
If your lease or your agent requires any of this, you will need to arrange it separately. Ask us and we will happily point you towards someone who does it.
6. Pre-existing damage and wear
Cleaning cannot fix everything. Some things are damage or wear rather than dirt, and no amount of cleaning will change them:
- Permanent staining, etching, scratching or discolouration
- Worn, damaged or lifting surfaces, grout, seals and paintwork
- Mineral scale that has permanently marked glass or tapware
- Carpet damage, permanent carpet stains or carpet odour
- Damage that was already there when we arrived
Where we can see this, we will tell you and note it. We are not responsible for pre-existing damage, and we are not responsible for a surface failing because it was already in poor condition.
7. Our re-clean promise
If the managing agent lists cleaning items from our agreed checklist at the outgoing inspection, we will come back and rectify those items at no extra charge.
How to make a re-clean request:
- Tell us within 7 days of the outgoing inspection.
- Send us the agent’s report or list of items.
- Arrange access to the property so we can return.
- We book a time and rectify the listed cleaning items at no extra charge.
What the promise does not cover:
- The items need to fall inside the cleaning scope we agreed and quoted before the job.
- Reasonable access to the property needs to be available for us to return.
- It does not cover pre-existing damage, wear and tear, or anything already broken or stained beyond cleaning.
- It does not cover carpet condition or carpet steam cleaning, which is specialist work we do not perform.
- It does not cover work that was excluded from the quote, or areas we were not given access to on the day.
- It does not cover new mess made after we finished — for example by movers, tradespeople or pets.
This is a re-clean promise, not a bond guarantee. Bond outcomes are decided by the agent, the landlord and the condition of the whole property — not by the cleaning alone. We do not offer, and have never offered, a bond-back guarantee or a guaranteed inspection pass.
8. Payment
- We invoice the job and accept bank transfer. Details are on the invoice.
- End-of-lease and one-off jobs are normally invoiced on completion, with payment due within 7 days unless we agree otherwise in writing.
- Regular cleaning is invoiced per visit or as otherwise agreed.
- For larger jobs we may ask for a deposit before the booking is confirmed.
- Every invoice shows our ABN.
9. Cancellations and rescheduling
- Give us at least 24 hours’ notice to cancel or reschedule and there is no charge.
- Less than 24 hours’ notice, or being unable to get in when we arrive, may attract a fee to cover the time we have set aside.
- If we need to cancel or reschedule — illness, a vehicle problem, a job before yours running over — we will tell you as early as we can and rebook at a time that suits you.
10. Your belongings and the property
- Please put away cash, jewellery, medication, documents and anything fragile or irreplaceable before we arrive.
- Tell us about any surface that needs a particular product or must not be cleaned a certain way. We will follow reasonable instructions.
- We take care in your home. If we damage something through our own negligence, tell us straight away and we will work with you to put it right.
- Tell us about pets. We are happy to work around them, but we need to know they are there.
11. Photographs
We may take photographs of the property as a record of the work — the condition before we start and the result when we finish. These are used for quoting, for our own records and to resolve any question about the job.
We will not use any photograph of your property for marketing, on our website or on social media unless you give us separate written permission. Agreeing to these terms is not permission to use your photos for marketing. If we ask and you say no, that is the end of it. See our privacy policy for how we store and handle photographs.
12. Complaints
If something is not right, tell us. Call 0434 740 195 or email hello@sharpfinishcleaning.com.au within 48 hours of the job and give us the chance to fix it. We would far rather come back than have you unhappy.
13. Your rights under Australian law
Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law. Our services come with guarantees that cannot be excluded — including that they will be provided with due care and skill.
14. Changes to these terms
We may update these terms from time to time. The version that applies to your job is the one published when you accepted your quote.
